What is a good rental yield?+
It depends on the market, but many investors look for a gross yield above 5–7%. What matters more is the net yield after costs and your monthly cash flow — this calculator shows both.
What's the difference between gross and net yield?+
Gross yield is annual rent divided by the property price. Net yield (cap rate) subtracts running costs and vacancy first, so it reflects what you actually keep.
What is cash-on-cash return?+
It's your annual pre-tax cash flow divided by the cash you actually put in (down payment plus buying costs). It shows the return on the money you invested, not the full price.
